OVERVIEW

A unique Art Nouveau building, one of the most striking objects of Art Nouveau in the heart of the old town of Riga.

This building is one of the most famous architectural objects of the city of Riga, information and photographs of this house can be found in almost all tourist avenues of the old town of Riga. The first mention of the address of the building Kaleju 23 was in 1823, (photo of the project in the appendix) there is also a mention in the archives from 1882 about the restoration, the building is an agreed project of the architect OTO DICE.

The building as we know it now was designed by the famous architect PAUL MANDELSTAM in 1903. The house was designed as a tenement building, a cafe / shop on the ground floor and apartments.

The house is an object of the zone of monuments of architecture of national importance, as well as a cultural heritage of UNESCO.

Complete renovation of the building was carried out in 2018 - facade, roof, communications, interior. (the house was put into operation) All the necessary historical research and expertise have been done.

All historical elements of both the facade and the interior have been preserved and restored. The historical gilded elements of the facade have been restored, the decorative frames of the windows on the 3rd floor have been restored (each window is unique). The only automatic facade lighting system of its kind (in Latvia) - hidden lighting elements that do not spoil the view of the facade (German - Austrian system)

All new modern communications - new electrical wiring, water sewerage, central heating system (heat meters on each floor), fireplaces on each floor, new ventilation, a common air conditioning system for all rooms (DAIKIN), video cameras, video intercoms, alarm systems.

Land - 102m2 (100% under the house)
House - 350m2, 4 floors and a basement.
At the moment, the house is planned as follows:
1st floor - Cafe CHEZ OLIVIER (tenant, short-term lease - contract 3 years)
2-3-4 floors one exclusive, three-story apartment (TRIPLEX - 240 m2 + basement gym):
2nd floor - kitchen, living room, office, toilet-shower.
3rd floor - dressing room, bedroom, shower-toilet, laundry room, large bathroom.
4th floor - home theater, 2 bedrooms, shower-toilet.
