European warehouse real estate market: trends

E-commerce began its active development a few years ago. Online stores and various electronic resources that provide certain services remotely are becoming increasingly popular. The pandemic period further accelerated the process of their popularization and the growth of sales volumes in online retail. As a result of all this, commercial facilities such as warehouses and logistics centers are becoming increasingly popular.

In Europe, the demand for warehouse real estate increased by 19% in the first quarter of 2021. Countries such as the United Kingdom, Germany, France, Poland, the Netherlands and Spain have broken their own records in this field.

How much do warehouses cost in Europe now?

Today's prices for warehouses and logistics centers in European countries:

• a warehouse with an area of 2.5-5.5 thousand square meters in Italy can be bought for 2-5 million euros;
• a warehouse with an area of 12 thousand square meters in Spain will cost 15 million euros;
• logistics center in Germany with an area of 10 thousand square meters costs about 20 million euros;
• a warehouse in Latvia with an area of 2-3 thousand square meters can be purchased for 1.2-1.3 million euros.

It is worth noting that due to the increased demand, the number of offers today is quite small.
