Residence permit for investment in Portugal: how will the program change from January 1, 2022?

Many Russian investors choose Portugal when buying real estate, because here one can get a residence permit for such investments. This year certain changes have been made to this program, which will come into force on January 1, 2022. It is worth getting acquainted with them now, so that in the future investors will not face difficulties if they want to obtain a residence permit or citizenship.

What changed?

The main changes for those who wish to obtain a residence permit for investment in real estate in Portugal have affected the geographical location of the available objects:

• residential properties can only be purchased outside Porto, Lisbon and the Algarve;
• commercial (offices, warehouses, shops, etc.) will be available throughout the country.

As for the minimum cost, for new houses and apartments it will amount to 500 thousand euros. If the object is old (built more than 30 years ago), requires reconstruction, or is located in the area of ​​cultural and historical heritage and restoration of the urban environment, the amount of investment will be lower - 350 thousand euros.
